4 Steps to Flush Out Your Water Heater

1-Turn Off Water Supply

If you have a gas heater turn the thermostat to the “pilot” setting, if your heater is electric turn off the power at the breaker box. Connect a hose to the drain valve located close to the thermostat, but do not open the valve yet. Turn off the cold water supply that feeds the water heater.

2-Drain the Hot Water

In order to prevent a vacuum from forming in the water line, go inside your home and open up one of the hot water faucets in one of your sinks or tubs. Go back to the water heater and open up the drain valve to drain hot water out of the tank. Make sure the other end of the hose is draining in a safe location, an outside driveway would be ideal.

3-Flush Out Remaining Sediment

Once the water stops flowing out of the far end of the hose turn the water supply back on. This will flush out any remaining sediment left behind in the heater. Once the water runs clear from the end of the hose close the drain valve. Dont forget to turn the hot water faucet inside your house back off.

Every water heater tank is different and you should always read the warnings and instructions in order to prevent damage.

4-Test the Pressure Release Valve

After the tank has filled with water turn the power supply back on at the breaker box or thermostat. Once the water temp has been brought back up, test the pressure relief valve per manufacturers instructions. This valve is designed to prevent overheating and excess pressure build up inside the tank. If it is faulty contact City Wide Plumbing to have it replaced.

How the New 2015 Water Heater Regulations Affect You

Starting April 16, 2015 the National Appliance Energy Conservation Act (NAECA) will be completely changing the water heater landscape. Calling for significant changes to water heater energy factor requirements, this will affect virtually all residential gas, electric, and oil water heaters.

These new regulations will end up saving customers money all year long. according to the US. Department of Energy website these new standards will save approximately $63 Billion in energy bills for products shipped from 2015-2044.

How does this affect me?

Hard Water vs Soft Water

How to Extend the Life of Your Garbage Disposal

Recently we explained how to unjam your garbage disposal, but if you keep your eye on what goes down there you may never need to unjam it; consequently, you will extend the life of your garbage disposal.

Here are a few things to keep in mind when operating your garbage disposal.

  • Don’t use hot water when grinding food waste. Hot water will cause grease to liquefy and accumulate, causing drains to clog.
  • Don’t put large amounts of food down the garbage disposal. Feed food into the garbage disposal a little at a time with the cold water running; this will help the food scraps flow down freely through the drain pipes and plumbing.
  • Don’t put expandable foods into your garbage disposal. Foods like pasta and rice expand when you add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the cause of many jams and clogs.
  • Don’t grind extremely fibrous material like corn husks, celery stalks, onion skins, and artichokes.  Fibers from these can tangle and jam the garbage disposal motor and block drains.
  • Don’t put too many potato peels down the garbage disposal. The starches in the potatoes will turn into a thick paste and may cause blades to stick.
  • Don’t grind large animal bones (beef, pork etc.).

How is your home warranty company experience?

Hi, I’m Stacy the secretary at City Wide Plumbing. As I receive a large quantity of calls from customers I hear a lot about home warranty companies from their perspective. Sometimes it’s good experiences and other times, it’s bad.

My mom for instance has a home warranty company, she had a great experience when it came to replacing her air conditioning unit. The ac company that the home warranty had contracted out was awesome, easy to deal with and everything was covered. My mom only had to pay $65 for the initial service call. She was thrilled.

Her experience on the plumbing side was a completely different story. Her water heater wasn’t heating, she called her home warranty company and they sent out a plumbing contractor (plumber “A”) to assess the situation. She paid the $65 service fee and plumber “A” told her the elements needed to be replaced and it would be covered under warranty. She had the work done and was satisfied. A few days later she had the same issue, her water heater wasn’t heating. So she again called the home warranty company and they sent out plumber “A” and informed her that if it wasn’t an issue with the plumbers work she would have to pay another service fee. She agreed and had them come out again. This time they said the thermostats needed to be replaced and the work would be covered under warranty but she would have to pay the service fee because it wasn’t “related” to the first service call. She again agreed and had the work done. Then a few days later she came home to scalding hot water coming out of her temperature and pressure drain line (T&P). She immediately called her home warranty company and told them she didn’t want to pay to have plumber “A” come back out again she just wanted it fixed. They sent plumber “A” out and told her that her water heater was old and it was “fried” and she needed a new water heater which is covered under warranty. They then proceeded to tell her that the T&P piping was “not to code” and would have to be redone but that was not covered under warranty and would cost over $400 to bring it up to code. She told them no and asked them to leave and then called City Wide.

We sent out one of our City Wide Plumbing technician’s to take a look. He discovered that the water heater failed because plumber “A” did not set the temperature properly on the water heater when he replaced the thermostats. Also there was no “code” issues found with the T&P piping. We replaced the water heater and everything has been working fine ever since.

Over the years I have heard similar stories about different companies techs telling customers that things need to be brought “up to code” and it’s not covered under warranty. Some cases have been true but most have not. Home warranty companies only pay their contractors a certain amount to service these calls. Some of these contractors try to up-sell the customer on additional work not covered by the warranty by telling them it’s “not up to code”. If any contractor gives you that line, shop around, get another opinion before you sign on the dotted line to have to work done.

Unjamming a garbage disposal is as easy as 1…2…3…

We have all been there, cleaning the kitchen and washing the dishes we reach over hit the switch to turn the disposal on and nothing. When a disposal gets jammed it is designed to stall the motor so it doesn’t burn out. Don’t panic here are a few easy steps that may the disposal running again.

Here is what you will need.

  • A flash light
  • Hex head or an allen wrench

1. Unplug the garbage disposal.

2. Locate the slot on the underside of the disposal and insert the wrench. Turn the wench back and forth several times until it spins freely without resistance.

3. Plug the unit back in, press the rest button located on the underside of the disposal and test with running water.

  • Do not attempt to repair any damage or control the flow of natural gas.

  • So not attempt to extinguish a fire should ignition occur

With all this cold weather coming in its not only important to cover your plants, it’s also helpful to cover or insulate your exposed piping outside. That includes pool piping, lawn sprinkler piping and your service riser piping.

Replace your old shower head in a few easy steps.

Items needed:

  • New shower head
  • Teflon tape / plumbers tape
  1. Remove old shower head (If the old shower head is hard to remove by hand you can use a pair of channel locks. You will need to use caution, if you use too much torque/ power you could damage the shower arm in the wall.)
  2. Remove old pluming tape from threads (Teflon tape/ plumbers tape… It is not critical to remove every bit of tape. If you feel you need to you could lightly use a wire brush, you don’t want to mess up the threads in the process.)
  3. Apply new plumbing tape, one layer over the threads.
  4. Screw on new shower head, making sure you don’t cross threads. It only needs to be hand tight, do not use any tools to tighten down, you could damage the shower head and or the shower arm (pipe coming out of wall).

If you have any leaks remove the new shower head and make sure the gasket inside the head is sitting flat. When you screw the head back on you can use the existing tape but also make sure you do not cross thread.

If you continue having leaks after you have double checked everything, first try exchanging the head for a new one, there could be a defect in the shower head, and try again. If that does not cure the issue then call your local plumber, 480-966-8795 there could be an issue with the shower arm.

This customer called us stating he had water leaking from a pipe on his water heater. I sent my tech out to see what we needed to do to repair the heater. My tech discovered that he needed a new tank, I was able to verify that his water heater was still under warranty and the manufacture covered the new tank the customer was only responsible for labor. We filled out all the warranty paperwork and had a new tank installed that afternoon. Thank you Samuel for your kind words.

Just a pat on the back for a good job done.

I called your phone number and a woman got he call about 2:00pm. My water heater that I bought from you was leaking water. I gave her my address and my invoice number dated 3/10/09 with a 10 year warranty. The office lady told me that a tech rep would be to my house in Tempe in about an hour. The tech rep came, saw the problem and told me the heater would be replaced on it’s warranty. He returned shortly with a new water heater and replaced it in a short time.

I was charged for the service call and installation, got a new water heater in the process. I am very happy for the total experience.
